HNG Property Rentals makes sure everything is ready prior to your guests' arrival and we are with them throughout their stay. In addition to overseeing the property between guests, we are also available for guest support around the clock to ensure smooth stays, great reviews and repeat customers. 


Many of our clients own properties from out of state. They don't have the time, energy or resources to keep a watchful eye on their properties from afar. HNG Property Rentals are their eyes and ears on the ground.


We are available when you or your guests needs us,  to solve problems, answer questions or contact service providers when needed.


In fact that kitchen sink that we referenced was a real situation. A charming older home had a faucet come off in a guest's hands while she was washing dishes. While we waited for a plumber to arrive, the undermount sink literally came detached from the countertop, sinking into the cavity under the kitchen sink. What a mess! 


Our thoughtful, and resourceful, team took it all in stride. We got a new faucet installed, the sink working and situated before the next guest arrived later that same day. 

Our California homeowner could not have been more grateful and we could not have been more proud of ensuring that no revenue was lost and that our homeowner felt comfortable with the ultimate outcome.

We also stay familiar with the market, keeping a close eye on other listings in your area. When necessary and in collaboration with you, we will make adjustments to your listing as needed to ensure that your property remains competitive. 


We work with professional photographers to make sure your property looks its best online. We write the description and advise on pricing based on using our expertise and sophisticated tools to provide pricing analytics that ensure your property is adequately leveraged. 


Once your property is actually booked, we handle correspondence promptly with guests, and make sure your clientele feels welcome and knowledgable about the property.

Clean as a Whistle!

HNG Property Rentals partners with an insured, bonded cleaning company to make sure your rental is always clean and ready for you or your next guest.


Our cleaning team is trained to provide a sanitizing deep clean between visitors that gives guests peace of mind during these Covid-impacted times.


In addition, we work in conjunction with the cleaning professionals to make sure that your unit is always stocked in the manner you want it to be with personal hygiene and household cleaning supplies.


Regarding single family dwelling units, trained members of the HNG Property Rentals team inspect exteriors to ensure that lawns, shrubs and surrounding areas are neat and tidy. When a house requires a touch up outside, we contact our experienced landscaping crew and ask them to take care of whatever is needed for the house to have ultimate curb appeal.


Both services are pass through expenses that we bill you or provide an accounting for at the end of each month.

The Cost of Peace of Mind

We have two convenient options to meet owners property oversight needs in the Tuscaloosa and Northport markets, and surrounding areas:


1. Our most popular program is our Full Service package. This service includes the following:

- Advising on the necessary paperwork/process to receive a license and be able to offer short term rental services legally at the property

- Coordinating housekeeping services, lawn services and maintenance services for the property, as required

- Marketing the property to potential guests through our proprietary website, Airbnb, VRBO and other similar platforms

- Handling bookings, including scheduling, establishing pricing using dynamic revenue analysis tools, 

- Remitting taxes to the appropriate government entities on your behalf

- Performing hands on, regular check-ins at the property by a trained member of our team to proactively identify any issues that may need to be addressed


FEE: 15% of total booking for full oversight and management. 

All taxes will be collected through the booking portal and remitted on your behalf by HNG Property Rentals

All lawn, housekeeping and maintenance services will be paid on your behalf with no upcharge. We will provide a billing analysis at the end of each month, if rental fees have been collected during the month. If there were no rentals in a particular month, you will be billed for any law, housekeeping and maintenance services at the end of the month.

Similarly, all supplies are purchased on your behalf and will be billed at the end of each month.


2. Monthly oversight of property without booking and tax remittance services

This is a more a la carte offering. For those clients who wish to manage their own bookings, we will provide a regular check-in by a trained member of our team. Further, we will schedule housekeeping, lawn and maintenance services, as needed.


FEE: $200 a month flat fee, plus a direct pass through on costs for housekeeping, lawn service and maintenance calls, and supply replenishment.

Fee and any expenses incurred to be billed at the end of each month
